Brian Christmas Property Management managed my rental property in Kingston Ontario.
The tenants Brian Christmas Property Management put in between 2018 - 2021 wrecked my house, cost me over $50,000 in damage and repairs, $5000 in cleanup costs, and over $5000 to evict the tenants. The Kingston Police raided my property 15 times in 2020 - 2021.
When I contacted the head detective of the crimes department at KPD, the first question he asked was “How did these people ever get into your property?”
Stolen items include, three custom made Tiffany light shades, custom made drapes on both floors, high end lighting fixtures, the list goes on...

Brian Christmas Property Management also let these tenants in without any tenant rental insurance and never followed up with property inspections.
It took over $5000 and 6 months to have a private security firm evict and relocate the tenants.
The property insurance company has paid only $5000 after a lengthy litigation suite for further compensation.
I also had issues with Brian Christmas Property Management with the previous tenants. There were many times when Brian Christmas Property Management would inform me that rent would be late for up to two weeks. Brian Christmas Property Management allowed this to continue and never enforced any penalties for consistent late rental payments.
To this day, Brian Christmas Property Management has not provided any receipts or invoices for repairs and maintenance costs since managing my property in 2014.
In 2018 there were only 2 months when I received full rental payment from Brian Christmas Property Management. To this day, I have not received any receipts or invoices from Brian Christmas.
